At First we decided to have a contest for the best basement design.

Yes, all your designs are good/unique and very well thought of. Now we can’t decide to choose a winner for the best basement design since it has to be incorporated to the whole building. The basement of a building full of parking spaces will useless unless we build something on top of the basement.

Today, we decided to upgrade the contest, since most of you have submitted designs that are well thought of, unique and one of a kind. We are now challenging all of you to draw plans on top of your basement parking floor plans.

You may revise your initial designs so that it can accommodate the floors above or, you may also just submit an entirely new drawing without retaining anything from the first entry. We leave that entirely all up to you.

What you need to draw or show. Indicate columns and Measurements so we can verify.

Basement Parking levels at least 20 slots with ramp way for vehicles (no elevator or stackable parking)
GROUND LEVEL = Commercial Space/ spaces
2nd to 5th floor - Residential/ Office studio units.

For your reference here are the specifications by the Ordinance/law.
BASEMENT LEVEL - Easement is still 1 meter from the main road and 1 meter from the secondary road.
GROUND LEVEL - 3 meter easement from the main road and 2 meter easement from the secondary road.
2nd LEVEL AND ABOVE - 1 meter easement from all roads as long as no Post will be planted on the ground floor that would violate ground level easements.

Again, we reiterate that we have a pending loan and as a condition for our loan to be granted we should have around 20 basement parking slots. We also need to have a parking on the ground floor in addition to the 20 slots.

Thus, we place the following conditions.
Ground Level main road - Let us make the 3 meter required easement 5 meters so that the space is not wasted and can be used as parking on the ground floor facing the main road.

Ground Level Secondary Road- We can increase the required easement by .5 to make it a total of 2.5 so that it can accommodate parallel parking for vehicles on the secondary road.

Stairs and Elevator - It should go down to the basements and go up to the top floor. Preferably, we would like this to be placed in the corner section of the building so that the entrance is seen on both streets if not possible you can move it.

Elevation - We would like to you guys to see this building attached as a picture file in this contest. As much as possible, we want the space above the ramp (ground floor) to be fully functional and usable and not as dead space. As you can see from the picture, the first floor is elevated from the ground floor so that this can be accommodated. Sign says that vertical clearance for basement is 2.5 for vehicles.

Again drawing/design should have measurements and columns seen so that we could verify the design that we will be submitting.

    Please provide upper floor plans to place columns on exact position, if u want to make it realistic. please confirm whether ramp is allowed on road side margin.

While we will have a 2.5 meter easement on the secondary road so that we will use this a parallel off street parking space as well. The design of the upper floors will depend on the basement columns since parking is the priority.

      Not really on the wrong place. If there is a valid reason why it is placed there .. then nothing wrong. That is why we decided to incorporate the whole building plan here rather than making a new contest so that the existing basement plan that you have drawn can be your basis for the upper floor plans.

    Hello! Now as the contest is extended and includes a new description, can you please say something about the light requirement,, especially from the neighbours' sides. Is it possible to open windows there? Should the spaces be easily convertible from and to office and residential. How many spaces do you expect to have?

      Hi Lily, We may NOT open windows to the two neighbors side.in fact, that should be a fire wall. As for the light requirement, it would be best if the common hallway on each floor is open to natural light We had to extend and place a new description since we were asked by the bank to submit the whole mock up plan so they can see it. We are hoping to have roughly 6 studio units per floor. Thanks

    The property is not a basement parking building design. We intend to build on top of the basement parking a 5 floor mixed use building. So the Columns that you place in the basement design will be the same columns that will go up to the 5th floor.

    Another way of saying it is : The ground Floor should be for office or commercial spaces. But because of the Easement required by the ordinance, (Building should be 5 meters from main road and 2.5 from secondary road), we can use the easement space as parking. Perpendicular parking from the main road, then parallel parking on the secondary road.

    sorry, but i have not understand if at the ground level the building have to stay 2.50 m from the secondary road and 5 m from the main road when you write "Ground Garage is not an option, Ground floor is reserved as an office space.     We will be judging it with the following things on our mind.
    1. It should have followed our instructions, easements and measurements should be visible so we can verify the drawing.
    2. The number of car parking slots that you were able to fit inside the basement, at least 20 slots. More than 20 slots is a plus factor.
    3. Should have an elevator and a staircase as these two are part of the instructions.
    4. Which plan will make our loan officer approve our loan.

    could you please tell us which are the minimun dimensions por a parking place according to the urban rules, which is the minimun wide dimension for the interior street of the parking floor and do you know if the urban rules establish something about the ramp slope?

      minimum parking space is 2.3 meters x 5 meters better if we stick with 2.5 x 5 meters. Interior street should be at least 3 meters. There is no limit as for the slope as long as sedans can still climb and go down without scratching the under of the vehicle.
