At First we decided to have a contest for the best basement design.
Yes, all your designs are good/unique and very well thought of. Now we can’t decide to choose a winner for the best basement design since it has to be incorporated to the whole building. The basement of a building full of parking spaces will useless unless we build something on top of the basement.
Today, we decided to upgrade the contest, since most of you have submitted designs that are well thought of, unique and one of a kind. We are now challenging all of you to draw plans on top of your basement parking floor plans.
You may revise your initial designs so that it can accommodate the floors above or, you may also just submit an entirely new drawing without retaining anything from the first entry. We leave that entirely all up to you.
What you need to draw or show. Indicate columns and Measurements so we can verify.
Basement Parking levels at least 20 slots with ramp way for vehicles (no elevator or stackable parking)
GROUND LEVEL = Commercial Space/ spaces
2nd to 5th floor - Residential/ Office studio units.
For your reference here are the specifications by the Ordinance/law.
BASEMENT LEVEL - Easement is still 1 meter from the main road and 1 meter from the secondary road.
GROUND LEVEL - 3 meter easement from the main road and 2 meter easement from the secondary road.
2nd LEVEL AND ABOVE - 1 meter easement from all roads as long as no Post will be planted on the ground floor that would violate ground level easements.
Again, we reiterate that we have a pending loan and as a condition for our loan to be granted we should have around 20 basement parking slots. We also need to have a parking on the ground floor in addition to the 20 slots.
Thus, we place the following conditions.
Ground Level main road - Let us make the 3 meter required easement 5 meters so that the space is not wasted and can be used as parking on the ground floor facing the main road.
Ground Level Secondary Road- We can increase the required easement by .5 to make it a total of 2.5 so that it can accommodate parallel parking for vehicles on the secondary road.
Stairs and Elevator - It should go down to the basements and go up to the top floor. Preferably, we would like this to be placed in the corner section of the building so that the entrance is seen on both streets if not possible you can move it.
Elevation - We would like to you guys to see this building attached as a picture file in this contest. As much as possible, we want the space above the ramp (ground floor) to be fully functional and usable and not as dead space. As you can see from the picture, the first floor is elevated from the ground floor so that this can be accommodated. Sign says that vertical clearance for basement is 2.5 for vehicles.
Again drawing/design should have measurements and columns seen so that we could verify the design that we will be submitting.
