Project Title
Architectural CGI Renderings – Apartment Development (Concept Competition)

Project Overview
I’m commissioning high-quality architectural CGI visuals for a proposed apartment development.

To select the right visualisation partner, this project will run as a two-stage selection process with a concept competition between shortlisted applicants.

A small number of applicants will be shortlisted and invited to produce one concept render, and the strongest submission will be awarded the full rendering package for the development.
This approach allows us to compare styles and quality before awarding the full project.

Development Overview

The project consists of a modern residential 26 apartment development over 4 floors.. Full architectural drawings and reference material will be shared with shortlisted applicants.

The visuals will be used for marketing and sales

Because of this, the images must be highly realistic and suitable for property marketing.

Stage 1 – Concept Selection

Shortlisted applicants will be invited to produce one concept CGI render based on the supplied drawings.

The purpose of this stage is to assess:
architectural realism
lighting and atmosphere
quality of landscaping and surrounding environment
attention to architectural detail

Stage 2 – Full CGI Package

The selected artist will produce approximately 4–5 final marketing quality CGI images, including:
Exterior Images
Street-level perspective
Wider context view
Optional aerial / elevated perspective
Interior Images
Living / kitchen space
Bedroom or representative apartment interior

Final images should be delivered in high resolution (minimum 4K) suitable for marketing and presentation use.

Materials Provided

The selected freelancer will receive:

Architectural plans
Elevations and sections
Site layout / massing information
Material references if available
General design guidance

Style & Quality Required
The visuals should be photorealistic and suitable for developer marketing, with attention to:
natural lighting and shadows
realistic materials and textures
landscaping and surroundings
people, vehicles, and lifestyle elements where appropriate

What to Include in Your Proposal

Please include:
Portfolio of architectural CGI work (residential developments preferred)
Your price per image or package price
Estimated timeline for first drafts and completion
Software used (3ds Max, Corona, V-Ray, Blender, etc.)

Confirmation you are willing to participate in the concept selection stage
