Concept Floor Plan Design for G+2 Villa in Dubai

I am looking for an architectural designer to create concept floor plan for a G+2 villa in Dubai. I am open for any architectural style (i.e. modern, islamic, contemporary, etc.) as long as it is practical and minimalistic.

Scope:
- Design layout/concept for a G+2 villa in Dubai on a 1105sqm site
- Each level should be approx 180-250sqm for a total of approx 560sqm-+
- Levels may have different areas depending on each floor requirements.

For participation in the contest, please submit:
- basic floor plans showing floor layouts for ground + first + second floors

For the winner you will need to complete:
- Revisions on floor plans based on client requirements
- Revit model for the proposed concept
- I do not require full/detailed architectural drawings. Only a basic concept that we will provide to our draftsmen to refine.

Ideal skills and experience for this job include:
Experience in villa design as per UAE (Dubai) municipality requirements is a plus, but not mandatory
Knowledge of modern and minimalistic design principles
Ability to create customized designs to fit the villa needs
Please provide samples of previous work in your proposal

Designer is required to submit:
Basic floor plans in PDF formats.

General Villa Requirements:
- Ideally, the villa is preferred to be designed in an L-Shape, and pushed back towards the corner of the land, while keeping the minimum of 3-meters offset from the land boundaries (as per local authorities requirements). The villa will be giving its back to the - - 2 adjacent neighbors (in the north), insuring privacy of the front yard, as no neighboring land are exposed to the villa from its south elevations.
- The villa should be designed in a way that feels roomy, but at the same time maintains the privacy of the separated suite
Wherever possible, direct afternoon (after 3pm) sunlight should be avoided, especially in living rooms.

Ground Floor Requirements:
Guest-Suite (70sqm–100sqm), which have a separate access from outside the villa, and an access from inside the villa, which could be locked to have full privacy. The guest suite includes:
- 1 living room (spacious enough for sofas and a dining table for 4-5 visitors) + toilet
- Large Guest Room (with dressing room and toilet)

Services Section (80sqm–120sqm), which is centered between the guest-suite and the rest of the villa:
- Dirty Kitchen
- Laundry
- Maid’s Room (for 2 beds) + toilet
- Storage

Stairs & Lift:
- Sairs and lift should be smartly positioned. Stairs will be connecting all floors, but mainly used to connect 1st floor with the guest-suite and services section in the ground floor
- The lift will mainly serve as direct access to the 2nd floor. This lift should have a separate external access for men guests that shall be able to directly go to the 2nd floor without being exposed to the villa.

First Floor Requirements:
-3 bedrooms (18–24sqm each) (all with toilet and dressing rooms). The 3rd bedroom could be moved to the ground floor if that is deemed a better option (in this case we will have 2 bedrooms in the ground floor, and 2 bedrooms in the 1st floor).
- Living room (35–40sqm) + toilet .. Should have a space for sofas, large 98inch TV, and a space for a studying desk + small pantry/coffee corner. The 1st floor living room MUST be having window views towards the front elevation. This is where direct sunlight is avoided (after 3pm) and also this provides the best open view for the living room.

Second Floor Requirements:
- 1 Bedroom (with toilet and dressing room)
- Gym
- Office
- Living room (35–40sqm or smaller, depending on design constrainst) + toilet. The 1st floor living room MUST be having window views towards the front elevation. This is where direct sunlight is avoided (after 3pm) and also this provides the best open view for the living room.
- Balcony (preferably accessed from the living room and the office).

This is nonsense , you are extended 2x .... you change your idea every day ...you are not see the entries...and know you are discuss with some one in private.... you must know there are a humans spend their time day and night working on this project, you have to know before posting this project ...be a responsible...if you are a true contest holder you have to do like other experts select the best of some ones entry and working with that and comment that design based on the Clint need as you say before ... otherwise i don't think their is a winner in this project ... or you are a Feak contest holder like others non human persons do, they post a project and steeling one of the entry with out pay , and extended many weeks by give some nonsense excuses ... i hop there is a winner in this project.....also i hop you are not a Feak contest holder...

  Thanks for your interest in this content. Please note the following:
  
  1- the prize for this contest is “GUARANTEED”, which means that freelancer.com have already reserved the full prize amount for the winner in advance. So, yes this is not a fake contest.
  
  2- We have 177 entries for this contest, so you could imagine how difficult it is to provide feedback on each entry. Yet, I tried my best to give feedback to most participants. In case the proposal was very far from what I foresee, I tend to save my time and spend it with other participants who submitted more promising proposals.
  
  3- I have already provided my feedback to couple of your entries. I regret that we have more competitive proposals.
  
  4- The design requirements did not change much.. based on the first entries I realized some items were imposing difficulties and those where thereafter relaxed, and as such the contest was extended.

1. Is the large living room planned for guests only, or will somebody else be using it?

Hello Hamad,Do you want the small dining table (4-5 seats) in the (45sqm-55sqm) living area? Why the pantry is at the main entrance in the attached pdf and not in the living area? How many entrances in total do you need? 18-24 sqm bedrooms will not feel roomy.. can we make them bigger?!
