# 350 SQ YD VILLA — ARCHITECT'S BRIEF **Date: 20 August 2026** ## 1. PROJECT Design a contemporary luxury villa on a **45' × 70' plot (3,150 sq.ft. / 350 sq. yd.)**. **Total BUA: 5,200 sq.ft., including basement.** Four levels: **Basement + Ground + First + Partial Second Floor with Open Terrace.** Orientation shall be **East or West only**. Provide the same design as a **mirror image** for the opposite orientation. The architect may resolve the footprint, massing, structure, elevation and internal planning, subject to this brief. ## 2. PLOT & COMPLIANCE Setbacks shall comply with **TS-bPASS** based on the proposed height and applicable sanction route. Before fixing the footprint, confirm: * Front, rear and side setbacks * Maximum buildable envelope * Ground coverage/FAR/FSI * Permissible height * Basement provisions * Ramp/parking requirements * Applicable safety requirements * Sanction route Confirm that the fixed requirements can be achieved together. If not, provide options before proceeding. ## 3. AREA & HEIGHT **Total BUA: 5,200 sq.ft. including basement.** Provide a level-wise area statement reconciling to 5,200 sq.ft. Above-ground floors: **12'-0" minimum clear ceiling height.** Basement: **12'-0" minimum clear height**, measured to the lowest beam, duct, pipe or service. Allow approximately **15'-6"–16'-0" floor-to-floor**. ## 4. BASEMENT — HIGHEST PRIORITY Provide parking for **3 full-size SUVs**. Each vehicle must: * Have an independent parking bay * Enter and exit independently * Never be blocked by another vehicle * Not use tandem parking * Have adequate turning and door-opening clearance Provide **swept-path analysis**. Parking takes priority over all other basement space. Reduce storage/multipurpose area before compromising parking. Basement shall also contain: * Entry/lobby * Staircase * Lift serving all four levels * Services/utilities * Storage/multipurpose area where feasible * Ventilation Vehicular access shall be from the **street frontage**. Show ramp width, gradient, turning, drainage, ventilation and basement descent in plan/section. ## 5. GROUND FLOOR Required: * Entrance foyer * Living * Dining * Kitchen + utility * Pooja * Guest bedroom + en-suite * Powder room * Stair + lift * Required circulation/services Guest bedroom must have **step-free access** from the main entrance/arrival level and be suitable for elderly visitors. ## 6. FIRST FLOOR Required: * Bedroom 2 + en-suite * Bedroom 3 + en-suite * Family lounge * Stair + lift * Required circulation/storage No common bathroom for bedrooms. ## 7. SECOND FLOOR The second floor shall contain the **Master Suite only**: * Master bedroom * Master bathroom * Walk-in wardrobe * Private circulation Remaining area shall be an **open terrace belonging to the master**, suitable for seating, landscaping and outdoor use. ## 8. OTHER SPACES Include: * Maid's room + attached toilet * Store * Utility/service spaces * Electrical/mechanical areas All spaces must be within the **5,200 sq.ft. BUA**. ## 9. VASTU Provide Vastu-compliant planning for entrance, pooja, kitchen, bedrooms, master, staircase and toilets, without compromising functionality, ventilation, parking or design. ## 10. ARCHITECTURAL CHARACTER **Contemporary Modern Luxury.** The villa should feel spacious, elegant and premium, with: * Clean architectural lines * Strong proportions * Premium façade * Natural light and ventilation * Privacy * Landscape integration * Shading * Indoor/outdoor connectivity * Strong entrance experience ## 11. STAGE 1 — FEASIBILITY Before fixing the footprint provide: * TS-bPASS setback schedule * Maximum buildable envelope * Coverage/FAR/FSI and height check * Basement/ramp feasibility * Parking feasibility * Sanction-route assessment * Confirmation that 5,200 sq.ft., four levels, required rooms, 12' clear heights and 3-car independent parking can coexist If not, provide written alternatives. ## 12. STAGE 2 — CONCEPT DESIGN Provide: * Site plan with footprint and dimensioned setbacks * Basement, Ground, First, Second and Terrace plans * Room names, dimensions and areas * Level-wise and total BUA statement * Two sections, including one through basement/core * All four elevations * Three-SUV parking and swept-path plan * Ramp design * East-facing scheme + mirrored West-facing scheme * Minimum **4 architectural 3D massing views** ## 13. STAGE 3 — DESIGN DEVELOPMENT Provide coordinated drawings at **1:100**, including: * Dimensioned plans, sections and elevations * Structural grid coordinated with parking and core * Stair/lift details * Door/window schedules * Toilet and kitchen layouts * Preliminary plumbing, electrical, HVAC and drainage * Basement ventilation strategy * Terrace/waterproofing provisions * Internal/external materials and finishes palette ## 14. STAGE 4 — SANCTION & CONSTRUCTION Provide: * Complete TS-bPASS submission drawings and liaison through sanction * Coordinated Good-for-Construction drawings * Structural drawings, including reinforcement and bar bending schedules * Foundation, column, beam and slab drawings * Basement waterproofing/ramp details * Staircase, terrace and railing details * Final sanctioned area statement ## 15. DELIVERABLE FORMAT All stages: * **Editable CAD** * **PDF** Stage 2: * **Editable/native 3D model** ## 16. NON-NEGOTIABLES **45' × 70' plot | 350 sq. yd. | 5,200 sq.ft. total BUA including basement | 4 levels | East/West orientation | Mirror plan | 4 bedrooms, all en-suite | Ground-floor guest bedroom with step-free access | Master alone on second floor | Private master terrace | 3 independent full-size SUV bays | No tandem/blocking | 12' basement clear height | 12' above-ground clear height | Street-accessed basement ramp | Lift to all levels | TS-bPASS compliance before footprint is fixed.** ### DESIGN PRIORITY **Statutory compliance → 3-car independent parking → 5,200 sq.ft. BUA → Required rooms → Functionality → Architectural design → Secondary storage/multipurpose space.** The final objective is a **premium, spacious and functional contemporary villa that resolves all fixed requirements within the 350 sq. yd. plot.**
