Initially I want kitchen blueprints with updated design features; then CAD mockup. Willing to pay additional if lots of edits and changes as we move through the design process. Residential kitchen remodel and design. KITCHEN DESIGN BRIEF Comprehensive Preference Overview for Mock-Ups LAYOUT + ZONING • I want a clear three-zone workflow: – Cooking Zone: On the traditional cooktop wall. Cooktop can be centered on that wall if the wall is extended. – Prep Zone: The island directly across from the cooktop. – Clean-Up Zone: The current peninsula area where the sink is now. I want the sink centered in this run, trash in this zone, and two dishwashers — ideally flanking the sink. • Refrigerator: Stays in current location but upgraded to a larger unit. • Peninsula Option: – Keep peninsula but reduce its depth to around 35–37 inches. – Extend the peninsula outward about 20–25 inches if space allows. – Back side of peninsula (dinette side) should include counter stools for a casual seating/dining nook. • Island Option: – Extend island length by about 25–30 inches. – Primary prep zone is here, aligned across from the cooktop. – Should feel substantial and functional, not decorative. • I want to see mock-ups with peninsula and without peninsula (open concept alternative). • Circulation: Maintain comfortable walkways—no tight corridors or pinched flow, especially between island and perimeter. WINDOW + WALL DETAILS • No upper cabinets to the right of the window. • The “die wall” should terminate immediately to the right of the window. • Base cabinets can continue under the window and should die cleanly into the adjacent 27-inch wall. • Preference for a long, continuous work surface under the window with an airy, classic feel. CABINETRY • Cabinetry should run all the way up to the ceiling—full-height, no soffits, no gaps. • Overall style: elevated, traditional-leaning but clean—think timeless, high-end, not overly ornate. • Symmetry where possible (especially around the sink and cooktop). • Paneled appliances preferred if possible (particularly dishwasher panels). • Warm, inset or semi-inset look is preferred. APPLIANCE PREFERENCES • Cooktop on the long wall; willing to adjust its precise location if we modify wall length. • Two dishwashers at the clean-up zone. • Larger refrigerator in same location as current. • Microwave can be concealed (drawer microwave or hidden in cabinetry). • Hood should be a design feature — either plaster, custom wood, or integrated paneling. STORAGE + FUNCTION • Priority on easy access drawers, not overly deep blind corners. • Trash pull-out located in the clean-up zone near sink. • Organized prep drawers on the island. • Optional shallow pantry or tall cabinet near fridge or window wall if space allows. SEATING + SOCIAL USE • Counter seating on back/side of peninsula for a cozy dining nook. • In peninsula-free version: island seating is welcome but should not overcrowd traffic paths. STYLE + AESTHETICS • Clean, classic, serene—timeless, not trendy. • Cabinet style: traditional profile but not overly ornate (e.g., soft shaker, slim frame). • Prefer uninterrupted sightlines; avoid upper-cabinet clutter where possible. • Natural or honed stone countertop (mock-ups should show both light and mid-tone options). • Backsplash: stone slab or simple tile (no busy patterns). • Neutral, layered palette. SPECIAL NOTES FOR MOCK-UP ARTIST • Please include both layout options: Existing peninsula (revised depth and extension). No peninsula, extended island version. • Show cabinets to ceiling in all renderings. • Show sink centered with dishwashers on each side in clean-up zone. • Island should be lengthened. • Peninsula depth should be reduced but extended outward slightly. • Window wall must follow rules above (no uppers; die wall immediately to right). • Cooking zone should be centered or centered-ish depending on wall length. • Ensure flow and walking space remain generous. PENINSULA • Current peninsula stays in same general location, but with modifications: – Depth reduced to ~35–37 inches (to maintain walkway usability). – Extended outward by ~20–25 inches if possible. – Back/dining-nook side includes counter stools. ISLAND • Island extended by ~25–30 inches in length. • Primary prep zone located here (across from the cooktop). WINDOW WALL + DIE WALL • No upper cabinets to the right of the window. • The die wall must occur immediately to the right of the window. • Lower cabinets may extend under the window and then terminate into a 27-inch wall on the right side. – (This “27-inch wall” is the only explicit measurement you provided regarding existing walls.) FOR SCALE: width of a window to the left right of kitchen (I do not want to remove it): 28 inch length of the current center island: 77 inches width of the opening between kitchen and family room: 63 approx OTHER INFO: Which walls are staying vs. removable? Are we allowed to remove or modify the wall between kitchen & family room? yes • Are we allowed to widen the pantry or modify its doorway? no • Are we allowed to delete or shift windows in the breakfast nook? no What I want in my new kitchen: I’m very open to two sinks (one in each island), one island as “clean up” (one that currently has sink now), and one as more “prep” (across from stove), unless you think this will look weird – fine with prep sink being smaller. As we discussed I’m open to seeing design with two islands, and also open to looking at space with one larger island. Some of the “Musts”: - Sink across from stove for prep + trash near prep - Enough space to place a large cutting board next to sink (I don’t like the boards that go over the sink) - two dishwashers (Bosch) - 42 inch cooktop w/ double oven - Side pull out organizers on each side of stove (spice/oil on one side and utensil holder on other) - Breakfast appliance area (where they can be used) with coffee maker and toaster with doors that retract inward for use; drawer storage (cups, coffee/tee storage underneath) - Microwave drawer (24 inch (approx..), Sharp version) Other notes: - Open to plate storage to be in drawers or cabinets (would like cabinets to be deep enough for large plates) - Open to one 36 or two 24 inch; whichever will “feel bigger” in terms of organization etc - Please don’t bother with laundry room mock up; we won’t be doing custom cabinetry for this, would like to use your time just for kitchen and living area design
