Tokyo House Reconstruction Project Manager Needed

Seeking a freelance architect or project manager / contract manager to oversee the reconstruction of a residential house located in western Tokyo. I own a house on the extreme western edges of Tokyo. 1 hour from Shinjuku. Property requires extensive refurbishment, but is architecturally interesting and in an interesting, scenic place. Your tasks will be to be my advocate and representative on the ground, transforming the old house into something attractive and livable. I have some contractors lined up for parts of the process, but your tasks might involve finding more. Your primary tasks to include: - Visiting the existing property and developing with me a cost effective vision of what it could be - Dealing with local contractors who will partially demolish the existing structural, incl;uding guiding them as to what is to be kept and what is to be demolished, and making sure that this is done well and professionally. - Examining the exposed structure of the old building and working with me and possibly other professionals to develop a plan going forward. - This will involve working with a land-stabilization contractor to ensure that necessary land stabilization is done professionally and well. - Obtaining necessary permits and permissions - Discussing with me and then finding contractors to renew utilities. - Working with me to repartition / re-plan the interior and exterior, including possibly working with me work import high quality materials from abroad - and more to get the house to a completed, livable state. You will have considerable artistic and design flexibility in your work, but ultimately it will be a mutual project to see if we click. This is a job for a hands-on person who is willing to jump in in all aspects of this project. This is not a job for somebody who will just sit in an office and make pie-in-the-sky plans you must speak Japanese and English and you must live within about 90 minutes of the property, which means tokyo/yokohama/kawasaki basically. The ideal candidate should have a strong background in residential architecture and be fluent in both Japanese and English to facilitate communication with local contractors and clients. Your expertise will be crucial in ensuring that the project is completed on time and meets all necessary building regulations.
