Residential Complex Masterplan & 3D Visualization

I have a green-field site in Samarra, Salah Al-Din that will hold 702 houses spread over four typologies, together with a full suite of community amenities. I need a partner who can take my preliminary concept and turn it into a coordinated 2D master plan and an immersive 3D presentation that will satisfy local authorities, investors, and future residents alike. House Designs For all four house types we have: Architectural floor plans Elevations Sections 3D models (for houses only) Total Site Area: 345,000 m² Total Residential Units: 702 Houses Plot Sizes: 150 m², 200 m², 250 m², and 300 m² Existing 2D master plan available. Existing architectural and 3D designs available for all house types. What I need from you Refine the overall plan, position every plot, road and service line, then bring the vision to life with a detailed BIM or SketchUp model, photoreal stills, and a smooth fly-through animation. Key programme elements to show • Parks and open spaces for daily leisure • Dedicated sports & recreation zones • Commercial and retail strips for neighbourhood services • Education cluster with schools, nursery and kindergarten Core deliverables 1. Final 2D master plan (CAD + PDF) with road hierarchy, infrastructure corridors, plot schedules and landscape zoning. 2. Coordinated footprints for the four house types, ready to slot into the plan. 3. Fully textured 3D model suitable for further edits in Revit, SketchUp or similar. 4. A set of high-resolution daytime and evening renders (minimum 4 exteriors, 2 aerials). 5. 60–120 second fly-through animation illustrating the arrival sequence, key streets and community hubs. Acceptance criteria • Geometry is clean and to scale; no stray faces or reversed normals. • All annotation and layers organised logically. • Renders meet 4K resolution with realistic lighting and entourage. • Animation delivered in MP4 and project source file. Preferred toolset: AutoCAD / Civil 3D for 2D work, Revit, SketchUp, 3ds Max, Lumion or Twinmotion for modelling and visualisation—use what you do best as long as the final files are editable.
