I was wondering if you may be able to help, I am looking for drawings (planning and building regulation) in order to convert an existing property block of mixed use (residential and part commercial) into 7 new apartments (2 * 2 bedroom and 5 * 1 bedroom).
I already have a number of plans in relation to a previous submission (attached), which was rejected due to flooding concerns raised by Natural Resources Wales.

I have since spoken with Natural Resources Wales and we have agreed a general scheme that would be acceptable to them. Effectively they are comfortable if there is no intensification of use at the ground floor (so 3 units), and all residents have internal access to the first floor in the event of a flood and a basic refuge area. The below sketch outlines what was discussed with them and informally approved pending final drawings and resubmission.
The planning officer has confirmed that the elevated flood risk was the only concern in respect of the application, so I am hopeful the proposal and resubmission should not face any objections.
Although I have been happy with the work of my current Architect, I have informed him that I wish to look for comparable figures based on his estimates he has provided for finishing the scheme. There will be no major demolition work or any extensions proposed to make things as simple as we can. The building regs documents will mainly be to generate the scope of work involved and be able to obtain a reasonable estimate for the project
For the planning documents, effectively the reconfiguration plan based on above sketch I would be looking for as soon as possible. I can then amend the FCA and resubmit the planning application and get the ball rolling. There is much less urgency on the building regulation drawings, perhaps within another 4 weeks would be perfectly workable.
