Interior and facade design and modeling in 3D for an individual house -- 2

The house in concern was built in two phases, the first phase was a wooden construction in 1971. The second phase was an extension in 1982 using concrete and bricks. The two houses are attached. Below the wood house there is a cave located, which provides easy access to sewage, water and electric network. The current dimensions of the house were measured and detailed 2D plans and a 3D model was prepared in Archicad. Currently an architect was delegated to prepare a construction permit (CP) which is submitted. The original 2D and 3D models with the current state, the 3D model and the documentation created by the architect for the CP submission and pictures of the house will be provided as project inputs. The refurbishment works that I would like to carry out in the house require the careful floor planning and interior design in order to avoid painful modifications during the construction phase. The external insulation of the house involves the change and refurbishment of the facade. In order to profit from this work in terms of esthetics, I would like to have a modern, but landscape compatible façade design for the house. What can be done on the facade is regulated by the PLU (Plan Local d’urbanisme) of the village and the design prepared by the freelancer must meet this requirement. This document is in French therefore the knowledge of French language is an advantage (but not a strict requirement). The PLU will be attached to this project. In the house I would like to create three separate zones that would function individually. In the ground floor there is an area that is currently declared as a workshop and it has a garage door. This area is not insulated and requires heavy reconstruction. It has around 50 m2 of surface area. I plan to transform this area into an apartment with 1 (or 2) bedroom(s) and a kitchen – living room area. The interior arrangement of the apartment, proposed furniture, colors should be designed by the freelancer. The location of electric plugs, switches, water connections and sewage connections should be indicated on the plans in harmony with the selected furniture. The other area of the house is more elevated than the ground floor. Here four rooms, a hall, a bathroom and a toilet are located. This part of the house I want to separate as a second zone with individual access. The current access from the north-west side will be suppressed and the corridor next to it as well. The largest room would be transformed to a kitchen – living room area, the window will be replaced with a terrace door and a terrace will be constructed. The interior arrangement of the rooms, proposed furniture, colors should be designed by the freelancer. The location of electric plugs, switches, water connections and sewage connections should be indicated on the plans in harmony with the selected furniture. The new design should take into account the current piping and sewage network and should be designed to optimize the amount of reconstruction work. The first floor will be the third zone created in the house. Currently it consists of a kitchen, a large living room with a fireplace, a bathroom and the attic of the wooden part of the house. The attic is currently under construction. Here the interior design of the attic (which will be a bedroom) and the bathroom need to be designed by the freelancer. The arrangement of the living room and the kitchen I would like to keep. There only the placement of furniture, the materials and colors to be designed by the freelancer. The location of electric plugs, switches, water connections and sewage connections should be indicated on the plans in harmony with the selected furniture. The new design should take into account the current piping and sewage network and should be designed to optimize the amount of reconstruction work. In order to coordinate the design work, we need to make regular meetings to review the plans and synchronize the ideas. I will provide feedback ASAP.
