Site & Envelope Clarification • Total building footprint: 18 m × 16 m (setbacks already included) • Entrance / front face: On the 18 m wide side • Ground floor veranda: 2.0 m deep, added at the front beyond the 16 m depth • Balconies: Allowed on all sides • Side clearances to neighbours: 2.0 m already available and already accounted for in the 18 × 16 m footprint (no further deductions required) The project is located in Tanzania (British Code) This wording avoids misinterpretation by architects and planners on Freelancer. A) Ground Floor Apartment (1 apartment – full floor) Rooms / spaces required: • 2 × Big Master Bedrooms (each with dressing + 3×2 m toilet) • 1 × Big Kitchen (including storage and laundry room, and kitchen island) • 1 × Big Male Visiting / Family Living (Majlis) connected by sliding door to: o 1 × Dining Room sized for 15-seater table • 1 × Big Toilet for the male living/dining zone • 1 × Small Female Living / Family Sitting o with 1 × Small Toilet • Front veranda: 2 m Privacy rule: Male guest zone must have access from entrance without entering female areas, kitchen, or bedrooms. ________________________________________ B) Typical Duplex Apartment (Upper floors – each apartment is 2 levels) Each floor is split into 2 apartments, and each apartment is duplex across 2 floors. Duplex Level 1 (Living Level) • 1 × Big Living Room (Majlis) • 1 × Medium Toilet • 1 × Office Room • 1 × Medium Kitchen (including smaller storage and laundry room, and kitchen island) • Internal staircase to bedrooms above (staircase must be not exposed directly to living room) Duplex Level 2 (Bedroom Level) • 1 × Master Bedroom (dressing + 3×2 m toilet) • 4 × Normal Bedrooms • 1 × Big Shared Toilet • 1 × Small Living o must have access via another door from the main/common staircase (for controlled access / separation) Window rule: All bedrooms must be on 3 external sides with windows, and NOT on the side facing the adjacent apartment. C) Fifth Floor – Entertainment Floor (Full Floor) ________________________________________ What is needed from the architect (Freelancer deliverables) • Professional architectural floor plans based on the above (Ground + Typical Duplex levels) • Clear privacy-based circulation (male guests don’t pass through female/private zones) • Proper stair + lift/core coordination (duplex internal stair + common stair access) • Basic furniture layout to confirm sizes (15-seater dining, kitchen island, etc.) • CAD / Revit drawings Design Options Requirement • The architect is required to propose 3 alternative design options: • Interior layout / spatial arrangement options (based on the fixed room requirements) • Followed by exterior design options aligned with the selected interior concept Options should clearly show: • Differences in layout efficiency, circulation, and privacy • Alternative façade treatments and massing (no change to footprint constraints) ________________________________________ Notes / Constraints • Family / religious privacy zoning is essential. • Corridors should be practical (typically 1.5–2.0 m).
