I'm seeking a proficient financial modeler for an investment analysis centered on residential real estate. This project will involve assessing the potential returns and risks associated with various residential property investments. Calculate the present value of the property in 2010 based on the DCF valuation method assuming a 10-year hold period. Utilizing in-place cash flows provided in the case study, make assumptions to create a proforma for a minimum 10-year hold period. Your Excel model should include a detailed analysis to calculate the property value in 2010. Your proforma should include (at a minimum): Revenue components: Apartment rental income separated by market and rent stabilized Assumption of conversion rate (if any) from stabilized to market (# of units or SF) Vacancy & Credit Loss Effective Gross Income Other Income listed separately by the following line items: Parking, Retail / Professional, Laundry, Storage & Other.
