Hi John M., Last week I delivered a near‑identical exterior CMU block home with 2x6 interior framing and a 26’ tall block garage shell for SoCal permitting, so I’m confident I can handle this really well. i would like to know the below. - Is this unincorporated Riverside County using 2022 CBC/CRC + ASCE 7‑16, and do you have a soils report (or should I design with presumptive values)? - Will the roof/garage use prefabricated trusses with stamped vendor calcs, or do you want me to fully engineer the trusses in‑house? I think we should. - Lock truss layout and reactions up‑front to avoid redraws, delays, and RFIs. - Segment the 26’ garage walls with pilasters/control joints to control cracking and keep rebar/beam sizes efficient. Lets follow a plan like this. - I review your floor plan, site, and loads; confirm wind, seismic, exposure, and soil bearing for Riverside submittal. - I design CMU walls, bond beams, lintels, shear/diaphragms, footings, and connectors per TMS 402/602 and NDS. - I produce clean CAD sheets: foundation, roof/truss layout, wall sections, details, schedules, structural notes, plus a sealed calc book and special inspection notes for masonry. - I coordinate with the truss vendor and county plan check, then turn revisions fast until approval—no back‑and‑forth headaches
