Guest services and assistant property management for short term rentals in Portsmouth

This is an unsual freelancer role and whilst there are some aspects that can be done virtually, will requires the freelancer to work within the Portsmouth area and carry out site visits among other activities, so not solely based in front of a computer.

I have a small business which has now been running 1 year. I provide full guest and property management for properties within the Portsmouth area as short term rentals. This means they are let on airbnb and similar sites. My business is expanding and I know manage 10 listings and am looking to expand further. I already have a small team of VA's assiting with the guest messaging but I am now looking for some 'boots on the ground'. This persons will have a varied role and will ensure guests have a 5* star experience. Activites will include the following:-

- Ensuring quality standards are met at each property

- Providing feedback back to cleaners as necessary

- Checking property appliances, bulbs, heating etc. in full working order & set up correctly

- Set up of new technology such as google concierge, nest heating for the properties and others

- Prepare welcome packs and guest information & keep up to date (both digital and hard copies)

- Purchase of supplies & parking permits

- Call out to attend and troubleshoot guest or property related issues

- Co-ordinae & oversee property maintenance

- Test of safety fittings

- Carry out property inventories

- Keep abreast of local events or changes that may impact the business or guest experience

- Identify potential future opportunities

This person must have a keen eye for detail, excellent customer service skills, be good with technology and have a practical, problem solving mind. Ideally they would have at least some experience of using or working with the airbnb model but this can be taught if you are a fast learner.

I offer 3% of revenue and quartlerly bonus to start. Plus an additional £30 call out if required after 9pm. I am looking for 1 or potentially 2 people to cover this role. Hours will vary. At time it will be busy and other times quiet butb I expect the average to be between 5-10 hrs per week for 1 person which will grow as the business does.
