I'm looking to model situations for a company/corporation that owns their real estate and are weighing the pros and cons of doing a sale leaseback to a private investor or REIT. The model will need to account for depreciation recapture/capital gains, cost of debt in event of refinance/amount of cash that would be available at different LTVs, rent vs own analysis, etc
