SQL Mini financial application with a web interface

This is a request for a small financial applications with reporting and printing capabilities for managing a collection of loans, borrowers, investors, and associated payments.

1. A loan is associated with a property, granted to a borrower

2. A client invests in one or more properties

3. borrowers make payments

4. payments are disbursed amongst investors.

5. This is an interest payment loan system - in other words, it is as if someone borrows the loan, and pay only the rent e.g. interest, and after certain period of time, pays off the loan. It is not the typical bank mortgage where payments are paid towards the principle. Interest payment only.

The ideal system is SQL Server and Windows environment, not required. I work equally well with Linux and MySQL and Apache.

The system is as good with C#, .net and ASPX, as it is with Perl and Java.

## Deliverables

**Loan**

Associated with every loan is a number of attributes detailing the loan, including the interest rate, terms of the loan, length of the loan, etc.

The payment history towards the loan is calculated and kept as part of the reporting.

**Borrower**

Borrowers have a list of attributes including different contact information. The history of borrower's payment about a loan is kept, and available through different reporting.

**Client**

Clients are investors and can invest different percentages in different loans. A number of attributes including different contact information about their investment is maintained by the system, and available through reporting. Clients may choose one of several different methods of receiving payment such as trust account, bank account, third party, and IAB, interest bearing account. A history of all the payments to the client at kept, and available through reporting.

**Payments**

Clients are in two categories, guaranteed and non-guaranteed. Guaranteed clients receive their share of the interest they expect every month. Non guaranteed get paid only when borrower makes a payment.

**Capital vs Financial services**

There are two major accounts to consider.

Financial services: All the borrower payments, and all the client checks are received and sent to Financial Services. Financial services immediately disburses the funds to non-guaranteed clients on that particular loan, and the rest, to the Capital.

Capital Services: Capital is responsible for funding Financial Services. Every day, Capital inspects all of its investors portfolios and for the Guaranteed clients that are due, transfers the funds to Financial Services. Financial Services writes the checks to the clients and sends them out. Capital is also responsible for providing funds to Financial Services in case a borrower's check bounces, and the checks that Financial Services sent out to the non-guaranteed clients, need to be funded.

There a few other miscellaneous payments to and from Capital and Financial Services, and onto the clients, that require a method of miscellaneous payment option.

**IAB**

The organization manages an interest bearing account on behalf of its clients. The company can act on behalf of the client and write checks to be invest in a loan, write checks back to the IAB to deposit payments to the IAB, and when reports come from the bank, to reflect those bank statements about interest earned in the account. The IAB is basically a copy of the actual bank account, and needs to stay current as it is used.

**Check Printing**

When sending checks to the clients, either Guaranteed or Non-Guaranteed, once approved and verified, the checks need to be printed. The template for check printing is under our total control to basically print them in any format.

**Reporting**

We need a limited but dynamic reporting mechanism to report on the system activities, including aggregates as well as individual clients or on different loans.

**User Interface**

This is not a complex system and other than Client, Borrower, Property, Loan, Payment, and a few other tables, it does not seem to need a full transactional system. There can be more than one user accessing the system, so we need to also define user profiles. The user interface has to be flawless and beautiful, and of course web based e.g. HTML.

**The system needs to support**

* ? Adding and Editing Users

* ? Adding and Editing Clients e.g. investors

* ? Adding and Editing Borrowers

* ? Adding and Editing Loans

* ? Associating borrowers and properties and loans

* ? Associating e.g. choosing, investors and loans

* ? Disassociating an investor from a loan e.g. early withdrawal

* ? Recording received payments coming in

* ? Creating investors payments going out based on either schedule for Guaranteed or received payments for non-guaranteed

* ? Managing deposit and withdrawals from IAB

* ? Handling the transactions between the Capital and Financial Services

* ? Closing (ending) a loan

* ? Maintaining a balanced reliable system with restore point in case of some inconsistency or failure.

Imagine the following situation where a borrower instead of going to a bank, comes to us to borrow money against his property for a period of say 4 years. After qualifying him, we give him the loan. 1. There has to be a property to secure the loan - the collateral. 2. I gave him the money I am considered the first investor in this loan at 100% 3. The borrower pays monthly interest only, which I, the investor collect. 4. After 4 years, the borrower writes a check for the loan amount, and account is closed. Although this is a great setup, the risks are too great for just me, and are limiting. Therefore, as soon as I qualify a borrower, I look for my friends, "clients", to also invest with me on this loan to share the risks, and to share the rewards - but there is a catch: The guy who is borrowing from me, has a hard time, or is in a rush to borrow this money. Therefore, my interest is higher than the bank. Banks ask for 6%, I ask for 8%. Also, if you put your money in the bank, banks offer you 2% interest. I offer 5%. For example, if you borrow $100,000 from me, I ask for 8% interest from you and give you the $100,000 immediately. I quickly look for other investors and replace my investment with theirs - While I still collect 8% from you, because of the work I do managing this loan and other risk factors, I give my other investors 5% on their investment, which is much better than the bank's 2%. We have the collateral which is the building, but in case the borrower defaults on the loan, we are all taking a risk. There are two types of clients: Guaranteed and non-guaranteed. The guaranteed clients are those whom I promised they get the 5% interest on their investment, no matter what happens on earth. Every month, on the date that the Loan was funded, I calculate their interest and I send them a check from my own pocket (e.g. my pocket is SafiCap). Non-Guaranteed are paid as soon as the borrower pays us. If there was a penalty on the loan, the non-guaranteed also gets a share of that. The interest for the non-guaranteed is recorded with the loan and in fact is the same as the guaranteed, except, I charge a service fee. The service fee is a field in the Loan. All non-guaranteed clients receive the same interest, the same services fees. Speaking of my pocket, SafiCap, as the first investor to any loan at 100%, I therefore collect the same non-guaranteed interest, but for simplicity there are no service fees. SafiCap is the client #1 in our system. When a check arrives from a borrower, we investigate to see if there are any non-guaranteed investors on that payment. We calculate their payment e.g. interest minus our service fee, and issue a check right there from SafiSes to the non-guaranteed investors. Immediately, the rest of the money is sent to SafiCap by printing a check to SafiCap. If there were 3 non-guaranteed clients on that loan, the system issues 4 checks from SafiSes: three to the non-guaranteed, and one to SafiCap. When a check arrives from a client for an investment, the investment is either purchased from client #1, SafiCap, or, another client has told us that he is withdrawing early, and this check is from another client basically acquiring the first guy's investment. So here is how it goes: A check for $10,000 to SafiSes arrives from Mr. Smith. Mr. Smith is buying SafiCap's investment on a specific loan. We register Mr. Smith for that loan, for which he will receive interest starting the date we enter, namely today, but calculate, printed and sent to him on the day the loan itself was funded. We also print a check from SafiSes to SafiCap for the amount of $10,000. We deposit Mr. Smith's check to SafiSes account, and deposit SafiSes check to SafiCap. The balance of SafiSes remains unchanged, SaifCap basically receives the money thar Mr. Smith had sent to SafiSes. Now ? the same check arrives but it is not to buy or invest on SafiCap's loan, rather, it is to replace Mr. Jones' investment because Mr. Jones is withdrawing early. We deduct $312 (e.g. the clerk enters it on the page) and we immediately issue two checks from SafiSes. Check#1 for the amount of $9688 to Mr. Jones. Check #2 for the amount of $312 to SafiCap for the early withdrawal penalty. We also similar to the above, register Mr. Smith as $10,000 investor on this loan. Does that make sense?
