7-Acre Manufactured Home Park Design

I’m ready to move forward with a full site plan for a seven-acre manufactured home park in Richmond County, North Carolina for presentation to the county for consideration of conditional permitting. The goal is a straightforward residential community that meets every local rule and regulation, so code familiarity is essential. Scope • Lot layout with clear setbacks, buffers to adjoining properties, and road alignment sized for manufactured-home transport and emergency access. • Complete utility routing: underground electric, on-site septic systems sized to county standards, and a shared water well with distribution lines up to 2-3 homes per well. • Two modest amenities—a picnic area and a small garden space—worked into the plan without shifting our emphasis on functionality and low-maintenance landscaping. • Supporting documentation: grading plan, storm-water approach, and all notes or schedules Richmond County staff will expect during preliminary review. Deliverables 1. Scaled site plan (DWG + PDF) showing lots, roads, utilities, and amenities. 2. Utility schematics and calculations for septic and well. 3. Code-compliance checklist keyed to Richmond County ordinances. 4. Editable files for future revisions. Acceptance will be based on county submission readiness: drawings must align with required sheet sizes, include a north arrow, legend, and engineer’s seal (if you’re licensed in NC) or be formatted for my engineer to stamp.
