I have preliminary architectural drawings for a set of commercial-use shop buildings and now need the full structural package so the project can move to permit submission and construction. The scope spans three priority areas—foundations and footings, roof design, and the complete framing/connection system for both wood and steel members. Foundations must include footing geometry, concrete strength, re-bar schedules, anchor-bolt sizing, and embed plate details that comply with the latest IBC/ACI provisions for the site’s wind, seismic, and soil parameters. For the roof, I need engineered truss or rafter layouts with ridge beam sizing and deflection checks, all designed for the local snow and wind loads. Wall, beam, and column sizing—plus every connection that ties them together—should be developed for standard lumber as well as any required structural steel so the contractor can erect tall walls and clear spans without change-orders. You are free to use the analysis and drafting tools you prefer—RISA, STAAD, ETABS, Revit, AutoCAD, Tekla, or equivalent—as long as the final output is clean and traceable. Coordinate with the existing prelim set; if any architectural dimensions or load paths are in conflict, flag them so we can resolve early. Deliverables (all in both PDF and original CAD/analysis formats): • Signed/sealed structural drawings ready for permit review • Full calculation package with load summaries and code references • Connection and re-bar schedules, material call-outs, and general notes Acceptance: The municipality’s plan reviewer must be able to replicate the load path and verify code compliance without requesting additional structural information. **EDIT** Do you enjoy a challenge? These design requirements are not just another warehouse or business office in the city… Building location is in a high snow, alpine area. * 150 psf *roof* snow load * IBC Seismic D Zone * 115 mph Wind * Frost depth 24" * Wildfire risk area Notes: 1) Building designs are conventional rectangular shop buildings 2) 16 ft - 22 ft eave clear-height - 16 feet clear height - to allow full-height road legal truck unloading (14') - 22 feet clear height - for crane picking from full-height truck/trailers - Height required for door / roofing member clearance 3) fixed windows on the eave sides for light; high placement 4) large door(s) - rollup / overhead & man door(s) on gable ends 5) clear-span distances for trusses range from 30-40 feet. Clear-span for rafters from 15-20 feet. 6) Overhangs desired 2 feet all around building lengths range from 72-80 feet. 7) Gable roof - Pitch range 4:12 to 6:12 - Generally insufficient to reduce snow-loading 8) Geotechnical: - Presumed soil bearing is 1500 psf - Soil may be engineered to 3000 - 3500 psf (by over-excavating and compacting engineered fill in lifts) - Virgin soil at footing depth is often in the 3000-3500 psf range - Compaction testing / Geotechnical testing is not normally done unless specifically required by the EOR 9) Complexity is in the abnormally high snow loads (& wind, seismic, wildfire) and the usage of building materials and engineering to meet the design and satisfy the loading and hazard mitigation requirements 10. The location, climate, risk profile is generally tough, and not all buildings make it through the winter, or wildfire season, or… 11) Multiple engineering designs desired (for existing and new) to include * Foundation(s) * Non-continuous column footings * Continuous footing/stemwall * Continuous footing/stemwall with column footings * Framing - Conventional / Engineered wood framing - Post frame wood framing - Post frame steel framing (hot rolled primary framing - not cold formed) * Roof: * Conventional wood trusses * Custom Welded Steel Trusses * Steel Ridge Beam (with additional interior columns) + Steel Rafters * Manufactured OWSJ (Open Web Steel Joists) - pitched, high-load - PEMB design - 4 - 5 bays @ 72-80 ft length - Tapered columns / tapered rafters / connections sized & specified - Foundation / footings sized & specified 12. Not all engineering designs will be taken to the building permit stage. But they should be actionable for takeoff/estimation/RFQ purposes
