Need input on an Urban/Neighborhood infrastructure design plan.
Attached is a PDF file with two different infrastructure (road) layouts along with house plots ranging from approx. 6600 square feet to an acre. Also attached is an Auto-cad file with a working design complete with contours. (Please mention "Scooby" in your reply to verify you have read the entire message) We would like you to use the Auto-cad file with the current layout and improve upon it.
Please note the following:
1. Design must maximize the plot views as the land rises from 70 feet to 240 feet.
2. Road width must be maintained as it is in the Auto-cad file.
3. Place roads to keep the infrastructure cost manageable.
5. Minimize the amount of land used for infrastructure.
6. Roads must not run directly along the perimeter. Access road to development is along Northern boundary.
7. Infrastructure must give the development character.
8. The development will be a mix of single family dwelling, town homes, and apartments.
9. We would like to incorporate a recreational area as well as a small commercial area for a convenience store etc...
We feel there is room for improvement on the design and would like to work with a freelancer who feels they can improve on the design. We are open to any and all suggested changes which will improve the layout of the development.
