This project will require two parts:

LE Commercial Real Estate is a full service commercial investment brokerage company specializing in the following:
-Income Properties Only (Buildings)
-Commercial Only (No Houses or Residential)
-Multi-Tenant Properties (Buildings that have more than one tenant/business that occupies)
-Brokerage Company (Real Estate Agent) & Property Management Company
-Property Location - USA, States, Mainly Texas Properties
Our target client/customers are Owners of Properties/Buildings that is in need of four core services:
-(1) Advisory: Advising the client on what is the best thing to do in any give time in the market as well as the client's current situation or portfolio. (i.e. a Commercial Real Estate Doctor)
*** No money is made on Advisory services, only the next three services***
-(2) Sales (Investment Sales): Representing an Owner/Investor of a property/property portfolio to list and SELL their property for the highest price that a market allows.
-(3) Leasing: Representing an Owner/Investor of a property/portfolio to list and LEASE their property for a higher occupancy (find more tenants/business to occupy their building for higher income received)
-(4) Property Management: Representing the Owner/Investor of a property/porfolio to do THIRD-PARTY (LE Commercial handles) PROPERTY MANAGEMENT full service in all issues from tenant issues, physical property issues, to all accounting.

> Part One: The design of the company's 'Proposal Package/Marketing Package'. Each 'Proposal' or Marketing Package is usually property specific.
> Part Two: Design a Web Based Application (and future support and development if needed) to have in-house agents create their own Proposal Package/Marketing Package to present.

There is typically two major steps in getting the Investor/Property Owner/Client's property for LE Commercial to represent.
-(1) 1st Meeting - Present owner the LE Commercial value of representation. Typically, basic information of the property and some information about our services (mentioned above).
*** during the 1st meeting, usually present the Investor/Property Owner/Client a PACKAGE *** KEY OBJECTIVE IS TO FIND OUT Investor/Property Owner/Client's REAL ESTATE NEEDS, AND TO SEE HOW ONE OF OUR SERVICES CAN HELP THE OWNER.
-(2) 2nd Meeting (if needed) - to Present owner a PROPOSAL PACKAGE (typically the same PACKAGE but with detail about the services that will be the solution for the owner (To Sell, Lease, to have us Manage). This is where it get's tricky, because the WEB APPLICATION has to be designed to were we are flexible in incorporating any kind of information.
*** If owner agrees at the 2nd Meeting that he feels confident in the LE Commercial (the company) and the agent to fulfull his needs in either SALES, LEASING, or MANAGMENT, then of-course it goes to the next step - market the property for sale, market property for lease, or take over all respects of operation of the property.

This project is a core tool that all agents will use in their day-to-date interactions with their clients (property owners) in their business. This must be professional looking, binded in-office (will have Front and Back Cover - vinyl with a spiral coil or GBC spiral), and usually in Hard Copy/Printed Format as well as Digital PDFs.
