2D Architectural Site Plan for Retail Development

These assignments will NOT be simple drafting jobs, but rather more complex and will require actual architectural expertise and knowledge. Here are the instructions: Please refer to the following folder to download the referenced files: [login to view URL]!AuBobAZfUSQ6iM99VcHPU4UJRUD9YA The first assignment will be to redesign the “Arroyo Grande_Site Plan_v2-compressed” site plan, which is for a fast food development in Arroyo Grande, California. 1. I need you to read the attached documents on zoning and development standards for the City of Arroyo Grande. This site is zoned "OMU" or "Office Mixed-Use". I'd like you to read into the zoning development standards in the attached “Arroyo Grande OMU Zoning Development Standards” and “Arroyo Grande Zoning & Permitted Uses” and understand what can be built per the code, such as setbacks, parking ratios, etc. This requires an understanding of zoning regulations and terminology, etc. 2. Once you understand the zoning and development guidelines, I'd like you to redesign the “Arroyo Grande_Site Plan_v2-compressed” plan as follows: -We will need 3 total pads now, not just 2. -This first pad on the west corner should be a 2800sf restaurant pad with a drive-thru -The second pad (directly west of the 2800sf pad) should be another restaurant pad of 2200sf, also with a drive-thru -Finally, to the furthest east, there should be a rectangular 5000sf NOT restaurant pad that is NOT a drive-thru. 3. Since this is a more formal architectural site plan, here are the further details that would make this a richer and more professional job. Please refer to the attached “Wildomar Site Plan” for an example of what’s needed: -Show distances (in feet) that shows how long the streets are, the dimensions of the buildings, spaces in between buildings, etc. These should be drawn to scale. -How many cars can fit into the drive-thru? Please put mini cars to show. -As per the attachment (outlined in red), add a legend that shows the zoning, the total square footage, the number of parking stalls per 1,000sf, breakdown of the development and retailer types, etc. -Show directions going in and out of each ingress/egress drive-thru, so that it can be shown how cars can get in and out (both right turn in, right turn out and left turn in, left turn out). -Make the site colorful and visually appealing.
